Since we began teaching "Commercial Leasing 101" nearly 5 years ago, we've grown by leaps and bounds! We've added new courses to our roster, all designed to teach you the basics and beyond of commercial leasing...and we have LOTS OF FUN while we do it! No one EVER falls asleep in our classroom!
We've taught our classes with the help of a wide variety of partners: The City of Houston, the Texas Association of REALTORS, Houston Business Development Inc., the Houston Association of REALTORS, the National Association of Real Estate Brokers conference and title companies from Conroe to Galveston, from Alief to Atascocita, from Sugar Land to Alvin!
A natural follow-up to our commercial leasing and contract courses, this class teaches students how to "see" a commercial building or facility like a Property Manager. This unique view of commercial property also aids students in understanding basic concepts like triple nets on a more in-depth level. Other topics discussed include: understanding the laws of lock-outs; navigating vendor contracts and how to negotiate them; discovering building basics like HVAC systems; learning to work with difficult tenants; grasping vernacular and vocabulary spoken by Property Managers; understanding and managing landlord priorities & MORE!

In it, students will learn about the varying types of leasing contracts used in commercial lease negotiations. The course reviews both TAR forms as well as forms used by commercial leasing industry giants. Some of the forms discussed include Letters of Intent, Construction Riders, Work Letters, Full Leases and Commission Agreements. This course is perfect for the residential REALTOR making a transition into commercial leasing!
